<br />Land Use & Zoning <br /> <br />Roseville's Land Use Plan, which illustrates the general land uses intended for all <br />properties in the City, designates the Pauls Place property as Business, which would <br />include most commercial activities, but not industrial uses. The Russell Court property is <br />designated Medium Density Residential, which usually translates to townhouse or apartment <br />development at two to three times the density of single-family neighborhoods. The Land <br />Use Plan for the area is illustrated on Figure 2. <br /> <br />The Zoning Code defines in detail what can and cannot be done with the property. The <br />south half of the Pauls Place site is zoned B-2 Retail Business, the north half is zoned B-3 <br />General Business. The Russell Court property is zoned R-1 Single Family Residential.
