<br />January 1993 <br /> <br />Northwestern College <br />Summary of Southern Campus Proposal <br />Roseville, Minnesota <br /> <br />Acquisition <br /> <br />Northwestern College has created a private tax-paying development corporation, College <br />Properties, Incorporated, and through this corporation has acquired the former Pauls Place <br />property in Roseville at Lydia and Snelling Avenues. Also included in the purchase is <br />vacant land in the Russell Court Addition to the west The properties are directly across <br />from the existing college campus north of Lydia Avenue. The area is illustrated on Figure 1. <br />At this time, the purchase does not include the Simpson auto dealer on the corner of Lydia <br />and Snelling, the Peters residence on Russell Court, or the Benjamin's Restaurant at Snelling <br />and County Road C-2. The developer is negotiating the possible purchase of the Simpson <br />and Peters properties~ <br /> <br />Proposal <br /> <br />The College is proposing to develop the property as an extension of its campus, and has <br />suggested additional student housing, a motel, and elderly housing, both <br />independent-living and assisted-living, as possible uses for the land. The existing Pauls <br />Place buildings would be demolished. <br /> <br />A new public street through the project would connect Lydia Avenue and County Road C-2, <br />replacing the existing frontage road, which will be abandoned. The alignment and design <br />of this street has not been d~termined, but it would connect with Lydia across from the <br />main entrance to Northwestern College.
