We have assumed an age at graduation of rough- <br />ly 22 or 23 years. <br /> <br />There are a total of 236 households in the youngest alumni age group, 147 who live <br />in the Twin Cities Metropolitan Area and 89 who live out state. These are house- <br />holds that will likely be considering a move to senior housing later in this decade or <br />in the early 2000's. This group could be' used for re-Ieasing of units as turnover <br />occurs in future years. <br /> <br />t <br /> <br />There are 123 households with an alumnus who graduated between 1941 and 1945 (83 <br />in the Twin Cities Metropolitan Area and 40 outstate), and another 187 who gradu- <br />ated in 1940 or earlier (117 in the Twin Cities and 70 outstate). This total of 310 <br />households represents demand for senior housing with some available support services. <br />If only 5 percent of this market decides to move to the subject project, demand for <br />15 units would be generated.' This is a significant market which can be easily tar- <br />geted through mailings and events. <br /> <br />Retired Professors/Staff <br /> <br />Available information on retired staff indicates that this is a much smaller market for <br />senior housing. There are only 17 persons who retired between 1982 and 1992 and <br />only 14 of these who currently live in Minnesota. In addition, there are only 22 cur- <br />rent employees who are age 60 or older who would be a potential market within the <br />next ten years.
