Together these projects have 278 units. <br />Rose.vointe was completed in 1988 and has 148 units. It is the least expensive of <br />, these three, perhaps because only a continental breakfast is included in the rent. <br />Lunch and dinner are available, however, on an optional basis. Rents at Rosepointe <br />range from $895 to $1,065 for one-bedroom units ($1.25 to $1.42 per square foot), <br />$1,195 to $1,285 for one bedroom/den units ($1.33 to $1.36 per square foot) and <br />$1,225 to $1,525 for two.,bedroom units ($1.13 to $1.30 per square foot). Besides <br />meals, services include' housekeeping and wellness programs (including visiting nurse). <br />There are two units leased by Good Samaritan (formerly Good Neighbor) and used <br />as assisted living independent of Rosepointe. . <br /> <br />Sutton Place is a converted school located on Presbyterian Homes' campus in Arden <br />Hills not far from the subject site. It has just 19 units and has be,en almost continu- <br />ally full for as long as we have been tracking the project (since 1983). All of the <br />units have one bedroom, and rents range from $845 to $1,330 or. $1.54 to $1.84 per <br />square foot. Rents include the noon meal each day and weekly housekeeping. Addi- <br />tional services are available through Presbyterian Homes home health agency. <br /> <br />Chandler Place opened in 1986 with 119 units, although eight units have been con- <br />verted to use for residents receiving assisted living services. Rents, which include a <br />continental breakfast and evening meal, range from $940 to $1,010 for studios ($1.84 <br />to $1.85 per square foot), $1,095 to $1,250 for one bedroom units ($1.54 to $1.80 per <br />square foot), $1,360 to $1,380 for one bedroom/den units ($1.59 to $1.62 per square <br />foot) and $1,385 to $1,505 for two-bedroom units ($1.33 to $1.65 per square foot). <br />Besides the meals, consultations with social service staff are available free on an as <br />needed basis and heavy housekeeping is provided twice per year. Additional house- <br />keeping and other support services are available through the attached St. Anthony <br />Health Care Center. <br /> <br />All of the projects except Autumn Woods offer some type of activities program and <br />all except Autumn Woods and Golden Pond have free transportation available to <br />shopping. Typical common areas include a community room (often in addition to a <br />dining room at those projects that offer meals), library, barber/beauty shop, exercise <br />and crafts rooms. <br /> <br />General Occupancy Rental Market Situation <br /> <br />Tables 15 and 17 present information on the overall apartment market in the study <br />area as of the second quarter 1992 as tracked by Apartment Search, an apartment <br />referral firm based in the Twin Cities. Table 15 presents data on monthly rents <br />(Table 16 presents rent data on newer buildings tracked by Maxfield Research Group, <br />Inc.) and Table 17 presents vacancy data.
