Roseville's rents are near the top, at $485 (3 percent <br />higher than in 1991), with the range from $428 in Mounds View to $492 in. Shore- <br />view/Arden Hills. Rents for two-bedroom units average $565 per month, nearly 3 <br />percent higher than in 1991. Roseville's average two-bedroom rent is $600, nearly 4 <br />percent higher than in 1991. The range is from $499 in Mounds View to $676 in <br />Shoreview / Arden Hills. <br /> <br />Table 16 shows rental rates for general occupancy apartment projects completed in <br />the study area since 1984, ranked from highest to lowest on a rent per square foot <br />basis. This data was collected by Maxfield Research Group, Inc. These newer proj- <br />ects will be the primary competition for adult/few services senior projects (more so <br />than senior congregate buildings) since they will attract younger, mobile seniors who <br />do not need support services. <br /> <br />As Table 16 shows, rents at these projects are much higher than overall rents (shown <br />in Table 15), although we have adjusted the rents in Table 16 to include heat and <br />one garage space. The average rent is $607 for a one-bedroom unit (compared to an <br />average of $469 for all projects, as shown in Table 15) and is $744 for a two-bedroom <br />unit (compared to $565 per month as shown in Table 15). <br /> <br />The two Roseville projects have among the highest one-bedroom rents, $668 at <br />Victoria Place and $644 at the Lexington, compared to an average of $607 per month <br />for all newe~ projects.
