They could be incorporated into the <br />structure as if the proposed project were the only senior building in the complex (thus <br />not providing for expansion) or they could be built on the end of the building and <br />used as a connecting point to a second building (with possible expansion) once the <br />second building is completed. A third option would be to provide limited space with- <br />in the first building with additional common space planned for a building connecting <br />other components of the senior complex. The following recommendations assume that <br />the proposed building will be the only component of the complex. <br /> <br />A dining room should be included that can function as a community room for social <br />events and activities (e.g., classes, travelogues, etc.) during non-meal times. For flexi- <br />bility, this room could be built with an adjoining multi-purpose community room with <br />moveable partitions to allow for one large common space for certain events or to <br />allow for expansion of the capacity for dining as interest in the meal program grows <br />over time. A full catering kitchen should adjoin the dining room. <br /> <br />Other common areas should include a lounge/T.V. room, crafts/hobby room (with <br />sink), and a small multipurpose room that could be used for cards/games, meetings, <br />or small group activities. A room for visiting doctors/nurses is also recommended to <br />provide privacy for consultations with residents. This room may not be utilized much <br />initially, but will be essential over time as residents age. Ample office space for <br />management/marketing/resident services staff should also. be included. An exercise <br />room and workshop are attractive features to some residents, but will likely not get <br />used widely and thus are not essential for the building. A library is included at many <br />senior projects and is very desirable although this area is often included as part of <br />another room, such as a lounge. A small lobby/lounge at the entrance to the build- <br />ing is also recommended. <br /> <br />Given the sponsorship of tne project by Northwestern College and evangelical Chris- <br />tian orientation, you may want to consider including a small chapel in the building <br />although we believe this would be more appropriate as part of the larger senior cam- <br />pus. The religious affili~tion should not be emphasized too strongly, however, or <br />some prospective residents may be deterred. <br /> <br />In addition to the chapel, other common areas which are feasible with a larger num- <br />ber of residents include a mini-store, game room and greenhouse/solarium. <br /> <br />Garage parking, preferably underground, should be included at a ratio of .8 spaces <br />per unit with additional surface parking provided. Although residents will all initially <br />want to retain cars, over time many will no longer be able to drive and not utilize <br />garages. Underground parking can command rents of $35 to $40 per month. <br /> <br />43 <br />
