"'O~ <br />Unit Features \., '; , ~',\c..C\j~OJ' \ <br />D \,;\'.' <br />Units should include the standard appliance package ~ '~?egular apartment building <br />including dishwasher, disposal and microwave oven ~ well as features specific to <br />senior units such as an emergency call system in every bedroom and bath, raised <br />outlets, lever door 'handles and other construction standards appropriate for the elder- <br />ly. One feature that has proved popular is a built-in waist-high ledge just outside the <br />entry door to each apartment This provides a space for residents to place groceries <br />or other items while opening their apartment door without having to bend down. <br /> <br />In-unit washer and dryers are popular features at many buildingS but are not essential <br />for the proposed project You may want to consider washer/dryer hookups in some or <br />all of the units. H washer dryers are not included in the unit, a laundry room unit on <br />each floor is required. Coin operated washers and dryers are recommended for these <br />common laundries. <br /> <br />Ample closet space is essential and we recommend a storage room in each unit, if <br />possible. A coat closet near the front door as well as a linen closet are also recom- <br />mended. One-bedroom units should have a large clothes closet in the bedroom (pre- <br />ferably walk-in) while this feature is necessary in only one of the bedrooms in a two- <br />bedroom unit <br /> <br />Balconies or patios are recommended for at least some of the units since these are <br />highly desirable to many residents. When balconies are included, they should be large <br />enough to allow for a small table and chairs. Bay windows are also an attractive <br />feature at many apartment developments. <br /> <br />Services <br /> <br />Services should be offered on an a la carte basis, with the exception of scheduled <br />transportation (a basic service at nearly all senior projects) and a resident servi.ces <br />program. Resident servi.ces would entail organized a~vities as well as coordination of <br />a wellness program (including presentations on health topics) and community services <br />referrals for residents. All other se'rvices should be optiona~ providing the residents <br />the ability to choose only those services they need or desire. The resident services <br />coordinator could be a part-time staff person or also function as an assistant manager. <br /> <br />Optional services would include a noon or evening meal each day, housekeeping/linen <br />service, medication reminders, special transportation needs and personal services such <br />as a barber/beauty shop, laundry service, dry cleaning pick-up and prescription deliv- <br />ery. Other services or additional meals could be added as residents desire. We do <br />not recommend availability of personal care services (e.g., bathing assistance, escorts) <br />since this will alter the proposed housing concept and encourage an older, more frail <br />population to move to the building. In addition, these services are more appropriate <br />for an assisted living facility, which is also being contemplated as a separate comp- <br />onent of the proposed complex. <br /> <br />4~ <br />
