<br />e <br /> <br />e <br /> <br />June 7, 1978 <br />PLANNING REPORT <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br /> <br />~ I r. <br /> <br />1113-78 <br /> <br />Victoria Station, Inc. <br /> <br />ACTION REQUESTED: <br /> <br />North Side of Frontage Road, Westerly <br />of Long Cadillac <br /> <br />Special Use Permit for Site Plan <br />Review and Variance to Sign Setback <br /> <br />PLANNING CONSIDERATIONS: <br /> <br />~ <br />1, The property in question is 80~150 square feet (1.84 acres) of propertj'. <br />recently divided and approved by the City by Dick Long of Long Cadillac. <br />This property will be immediately west of the area of land that was \ <br />reserved for Long Cadillac for parking and expansion of the Long Cadillac! <br />agency. The property has a frontage of 360.32 feet and orients toward 1 <br />the Highway 36/I-35W interchange to the southwest. The property is zone9 <br />,~ 3-18, which allows a restaurant of over 5.000 square feet and requires . <br />~site plan approval. - <br /> <br />2. Victoria Station is a franchise, full-service restaurant developed initially <br />in the San Francisco area. The early restaurant design and most of the <br />new designs feature the use of old railroad boxcars (and a caboose) in the <br />design of the restaurant. The buildings are handsomely done and have been <br />very successful in other parts of the country. They propose to build two <br />immediately in the Metropolitan area, one in Roseville and one in Bloomington. <br />The building has 7~650 square feet of area with a seating capacity of <br />approximately 216 seats. They propose a parking accommodation of 113 <br />spaces~ exceeding the ordinance requirements. <br /> <br />3. Attached to this report is a copy of the site plan~ and its relationship to <br />the frontage road along Highway 36. The site plan conforms to or exceeds <br />all minimum requirements of the ordinance. <br /> <br />4. The applicant~ have prepared large scale drawings of the landscape plan~ <br />drainage, and elevations of the structure. The architect and representatives <br />of the Victoria Station people have been most helpful in working with the <br />staff in adjusting plans to conform to the site conditions and other areas <br />of concern. We feel the plan as proposed is an excellent solution and <br />will work extremely well on the site. Adjustments have been made in this plan <br />and that of the Mother Tucker Restaurant site in the northwest so as to <br />coordinate the grading and planting of these two contiguous sites. <br /> <br />5. We suggest that the development of the Victoria Station Restuarant and that <br />of the Mother Tucker Restaurant site contiguous to it will be a highly <br />successful combination done in accordance with the adjusted plans for both <br />developments. <br /> <br />.
