Woodbridge Properties, developers of the Centre Pointe Business Park in <br />Roseville, have hired a sign consulting firm to develop a sign age <br />program for their business park. You are all aware of the nature and <br />scope of the business park proposed by Woodbridge Properties and <br />approved by the City in the past two years. Two buildings have been <br />constructed and a third structure for NSP Consumer Division is <br />underway. The public street system has been constructed, much of the <br />trail system has been developed, and a good deal of the landscaping has <br />been completed. <br /> <br />2. The developers now propose to replace some of the existing signs with <br />new permanent signage to identify the project at significant points. <br />Attached is a copy of a statement regarding the signs and drawings <br />illustrating the design and locations of the proposed signage. <br /> <br />3. You will note that the signage along Cleveland Avenue and County Road <br />D occurs at three points. Normally, private development signs (other <br />than traffic control signs) are required to be placed according to the <br />same requirements as structures, therefore, the sign locations shall <br />conform to yard setbacks. All of the property in question is Zoned <br />B-4, which requires a 30 foot setback from a public right-of-way. <br />Theoretically, the signs should be placed 30 feet from the right-of-way <br />in which case a permit would be approved. <br /> <br />4. However, in examining the site conditions at these four locations, it has <br />been found that in some cases the signs will conflict with the location <br />of the existing pathway and/or significant landscape .development. Thus, <br />the applicants are requesting, on Woodbridge Properties' behalf, that the <br />City consider variances to the 30 foot setback requirement as it relates <br />to the public street right-at-way. The 'attached drawings show the <br />condition at each of these points. <br /> <br />5. Also attached are copies of the unique sign design. Each of the signs <br />contiguous to County Road D and Cleveland Avenue will be 4 teet wide <br />and 8 feet high. The. main sign is contiguous to the freeway (for; <br />which a location varian'ce . is not requested). and will have the same' <br />design, but will be 24 feet high and 12 feet wide or 288 square feet. <br />
