<br />.. <br /> <br />PHASE II <br />NORTHWESTERN COLLEGE CONDITIONS <br /> <br />The Phase I approval included a number of conditions regarding <br />the Northwestern College P.U.D. What follows are recommended <br />conditions with respect to the Phase II Northwestern College <br />development. <br /> <br />1. <br /> <br />Additional parking be required as may be designated by the <br />City, pursuant to the submitted site plan if the facilities <br />prove inadequate. <br /> <br />2. <br /> <br />Engineering, landscape, and lighting plans be approved by <br />staff. (Landscape plans are to be approved prior to each <br />stage of construction.) <br /> <br />3. <br /> <br />The time limitation on the Phase II Special Use Permit shall <br />be (?) months. <br /> <br />4. <br />5. <br /> <br />All parking areas to include concrete curbing. <br /> <br />All development is to be in accordance with P.U.D. plans <br />dated April 26 and April 28, 1986. <br /> <br />6. <br /> <br />No parking is allowed on the east side of the residential <br />buildin~. <br /> <br />7. <br /> <br />The applicant is to work with City staff with respect to the <br />traffic management plan for the eastern roadway. <br /> <br />8. <br /> <br />The Health and Fitness Building height and massing must be <br />approved by the City Council prior to construction.* <br /> <br />* <br /> <br />This item addresses the Planning Commission's concern that <br />required further review of the Health and Fitness Building <br />prior to approval of construction. <br />
