We have been informed that the existing driveway does not meet
city codes for the following reasons:

1. The entrance is not 30 feet from the Snelling Avenue right-of-way.

2. The existing driveway width is greater than the 26 feet allowed by
city code for properties zoned R-1.

As can be seen on the attached drawing, our current entrance is a one-way
entrance which passes under a set of monumental gates. It is not physically
possible to relocate this entrance without moving these large gates. We have
conferred with city staff and have come to the conclusion that the location of
this one-way entrance does not present serious traffic concerns. Therefore,
we are requesting a variance from the city code for the setback of our driveway
from the Snelling Avenue right-of-way.

The city code allows driveways in R-l districts to be a maximum of 26 feet.
Due to the entrance orientation and traffic volumes, a 26-foot-wide entrance
does not offer adequate capacity as an entrance to our school. Therefore, we
are requesting a variance from the city code to allow a 36-foot-wide driveway
as would be allowed for a typical commercial property.

In light of the above-referenced situations, we respectfully request the
Planning Commission and City Council to grant the necessary variances to
allow our entrance to exist in its current position.

(/.Z~

President

,#l"CAL C1IU"':t
~~~~~
~,,~j
~L ACCOU~
A Christian College of the Bible, Arts and Sciences, and Vocational Education · Northwestern College Radio Network
