As Sheet A-2 illustrates, the principal <br />is now brick veneer. Although they have not selected <br />we have informed them that the Planning Commission <br />like the dark brick tones that are present in the area. <br />they would address this issue at the meeting. <br /> <br />A standing seam metal roof is shown along the front and two-thirds of <br />the side elevations. This metal roof is located above the canopy, which <br />we understand will be a dark green color. The location of the canopy <br />is shown in plan view on Sheet C-l. <br /> <br />The use of stucco has been limited to the area immediately above the <br />main entrance. See the front elevation on Sheet A-2. <br /> <br />Trash Handling <br /> <br />Another improvement in the proposed plans is the inclusion of a trash <br />handling area within the building. The location of this addition to the <br />building is shown at the rear of the building. It is the lightly stippled <br />rectangle immediately below the word component on Sheet C-l. <br /> <br />The rear elevation shows the location of the door to service this area. <br />This elevation also shows that this elevation will be covered with <br />exactly the same exterior materials as the rest of the building. <br /> <br />Engineering Considerations <br /> <br />In the last planning report, we presented the following comments from <br />the Engineering Department. <br /> <br />a. Utilities need to be drawn on the landscape plan. By doing this, <br />trees would not be located on top of any of the utilities. <br />b. The plan shows curb around the parking lot, but does not state if <br />it is concrete. It must be concrete curb. <br /> <br />We met with the applicants and their architects and asked them to <br />overlay the landscape and utility plans and make certain that there are <br />no conflicts. They should be prepared to offer this assurance at the <br />meeting. <br /> <br />We also informed them that the curbing surrounding the parking lot <br />must be concrete. They said that they understood that requirement, but <br />it should be clearly identified as such on the approved plans to avoid <br />the potential for future miscommunication. <br /> <br />Landscaping <br /> <br />The landscape plan has been modified. The applicants continue to <br />indicate a, strong commitment to landscaping. They propose an <br />arborvitae hedge around three sides of the lot. Green Ash are the <br />primary overstory trees planted around the perimeter, with Honey Locust <br />shown at the entrances and in the parking islands. Extensive ground <br />cover and ornamental plantings are proposed around the building. <br />
