Some of these will involve new construction, others <br />renovation of existing buildings. <br /> <br />DESIRED SITE CHARACTERISTICS <br /> <br />* premium locations in high-traffic areas of 25,000+ per day <br />including outparcels near regional malls <br /> <br />* prefer owning to leasing <br /> <br />* land requirements: approximately 2 acres <br /> <br />* building requirements: 8,000-10,000 sq. ft. <br /> <br />TYPICAL NEW CONSTRUCTION DESIGN <br /> <br />* freestanding, low-profile buildings attractively designed in <br />Mediterranean style with predominately white exteriors <br /> <br />* maximum building elevation: 19 ft. <br /> <br />* all air conditioning and rooftop equipment will be hidden <br />from street level view <br /> <br />* near business areas to accommodate large lunch patronage <br /> <br />* prefer multiple sites in metropolitan areas of 250,000+ <br /> <br />Each Olive Garden Restaurant is expected to generate high volume <br />annually, serving as a significant traffic-builder for regional malls <br />and related shopping areas. With dinner prices ranging from six to <br />twelve dollars, The Olive Garden has a broad socioeconomic appeal and <br />attracts primarily an adult clientele.
