<br />7..07 { <br /> <br />--r-,.:...t <br /> <br />PLANNING APPLICATION NARRATIVE <br /> <br />Proposed Olive Garden Restaurant <br />Northeast Corner of County Road "c" <br />and Snelling Avenue <br />Roseville, Minnesota <br /> <br />This Olive garden Restaurant site has an area of 74,963 S.F. or <br />1.7209 acres. A single restaurant building of 9,100 S.F. <br />(single story) will be located on the site. The existing <br />zoning is B1B. <br /> <br />The Olive Garden Restaurant serves Italian cuisine and is owned <br />by General Mills Restaurants, Inc., who also operates over 600 <br />Red Lobster Restaurants throughout the USA, Canada, and Japan. <br />There are nearly 200 Olive Gardens nationwide which provide <br />excellent family dining at moderate prices. This full service <br />restaurant is expected to average 14% - 15% of its sales in <br />alcohol. <br /> <br />The Olive Garden hours of operation are 11:00 a.m. <br />p.m., seven days a week. Approximately 100 people <br />employed with approximately 30 employees per shift. <br /> <br />to 11:00 <br />will be <br /> <br />The proposed site contains 130 parking spaces with compatible <br />uses (offices, banks) surrounding the site. No unusual <br />parking, traffic or security problems are anticipated. Our <br />variance for parking is based upon the following: <br /> <br />1. six units will ultimately be developed in the Twin cities <br />market. Our experience with the seven Red Lobster units <br />in Minneapolis/st. Paul indicates that guest volumes will <br />be evenly distributed with each unit experiencing volume <br />just under the national average. The northeastern <br />quadrant of the metro area will be divided between our <br />Maplewood unit (open April) and Roseville. <br /> <br />2. The Olive Garden in Bloomington, the only operating unit <br />in Minneapolis/st. Paul is a 12,000 S.F. facility with 180 <br />parking spaces. This unit is currently experiencing <br />volumes which are almost twice that projected for <br />Roseville. Volumes will drop substantially with openings <br />of five additional units. <br /> <br />3. Our most comparable operation to the proposed project is <br />the Red Lobster restaurant at the Rosedale Mall. This <br />unit has a similar seating capacity and 133 + 3 <br />handicapped spaces.
