<br />PLANNING APPLICATION NARRATIVE <br /> <br />~ <br /> <br />Proposed Olive Garden Restaurant <br />Northeast Corner of County Road lIell <br />and Snelling Avenue <br />Roseville, Minnesota <br /> <br />", <br /> <br />This Olive Garden Restaurant site has an area of 74,963 S.F. or <br />1.7209 acres. A single restaurant building of 8,675.6 S.F. <br />(single story) will be located on the site. The existing zoning <br />is B1B. <br /> <br />The Olive Garden Restaurant serves Italian cuisine and is owned <br />by General Mills Restaurants, Inc., who also operates over 600 <br />Red Lobster Restaurants throughout the USA, Canada, and Japan. <br />There are nearly 200 Olive Gardens nationwide which provide <br />excellent family dining at moderate prices. This full service <br />restaurant is expected to average 14% - 15% of its sales in <br />alcohol. <br /> <br />The Olive Garden hours of operation are 11:00 a.m. to 11:00 p.m., <br />seven days a week. Approximately 100 people will be employed <br />with approximately 30 employees per shift. <br /> <br />The proposed site contains 127 parking spaces including 114 <br />regular spaces, 10 compact spaces and 3 handicap spaces. No <br />unusual parking, traffic or security problems are anticipated. <br /> <br />A smaller building prototype and a revised site plan and parking <br />layout were generated to accomodate the requests of the Planning <br />Commission. In addition, brick was added to the building along <br />with an integral trash enclosure with inside access. Some <br />landscape changes were made at the re~uest of the staff. <br />
