The engineering staff has <br />reviewed ~~is proposal and has the following recomF~ndations: <br /> <br />1. The site plan shows a 15 foct driveway p.asement for the new <br />proposed lot to the rear of the above named address. T~e City <br />Code state~ you must have frontage on an improved road to get a <br />building permi~. The shortest amount of frontage to date has been <br />30 feet. This would permit the o.~er to build a 20 feet drivsway <br />and still me~t the 5 foot set back o~ each side of the driveway. <br /> <br />2. If the lot split is upproved there are sanitary sewer and wate~ain <br />assessments which have to be paid in the amount of $1,749.94. The <br />property owner would then have to have a contractor install new <br />sewer and water services from the existing mains to the new home at <br />their cost. <br /> <br />3. A site plan showing the location of the new home a~d a grading plan <br />would have to be approved. <br /> <br />~. A permit from Ramsey County would be required if a new curb cut is <br />needed on County Road B-2. <br /> <br />5. The existing east drivew~y is not built to code. Part of the south <br />end of this driv~way is constructed on the property owner to thi'!east <br />The driveway does not me2t the 5 foot set b~CK on the east side also. <br /> <br />6. There 25 an existing fence the crosses the proposed new lo~ line. <br /> <br />
