Quality of life is important <br />· Roseville's population includes many elderly; general population is <br />aging; elderly housing may be good market. <br /> <br />Environmental: (air, water, greenspace, noise) <br />. Preserve open spaces, expand buffers <br />. Approach to lighting should take resident concerns for ambient light <br />into consideration <br />. AUAR requirements - no limit to options, no limit on area, can amend <br />AUAR on a parcel by parcel basis, include areas already redeveloped <br />into the impacts <br />. Use water retention ponds as an amenity <br /> <br />Land Use: (Housing, Commercial/Industrial, Retail, Services) <br />. Housing is a good buffer, especially if it serves and complements the <br />primary uses but may be too expensive due to land costs <br />· Options 2,3,4 - In the NW part of Twin Lakes, it may be good to have <br />Office or HighTech Flex near 1-35W and housing near the lake, use <br />the businesses as a noise buffer for the housing <br />. May be better to put service uses within the office development <br />instead of on separate parcels. <br />. All of the options have blocks of space designated for a single use. <br />Consider greater integration of uses - for example services integrated <br />more closely with office. <br />. Option 3 Office has substantially different impacts if office is related <br />to hospital/medical vs. other office. (taxes, employment, hours of <br />employment, traffic, parking, possible emergency vehicles, helicopter) <br />. If include manufacturing in the mix, keep it away from the amenity of <br />the lake. <br />. Should consider the effect of the neighborhood to the south regarding <br />the proposed uses on County C close to Byerly's. <br />
