Comprehensive Plan and recommend it to the Council for approval.

It should be understood that to effectively implement the Twin Lakes Master Plan
Renewal Strategy, an Alternate Urban Area-Wide Review (AUAR) must also be
completed. The AUAR environmental process can only proceed after the Planning
Commission and Council select a scenario of land uses that can be analyzed.

In addition, the amendment to the Comprehensive Plan and its designations will
be redrafted to reflect the land uses in the selected scenario. The Comprehensive
Plan designation will include the quality of life issues that are essential to the
community such as public pathway access, adequate buffering and berms, quality
construction and design and environmental considerations.

4.3 Should the Commission decide that additional time is necessary to prepare for and
make a decision on this Comprehensive Plan amendment, the Commission could
continue action to a special work session or to the January 10th meeting.

Prepared by: Dennis Welsch (490-2232) and Cathy Bennett (490-2241)
Attachment: Draft Resolution, Proposed Twin Lakes Renewal Strategy Plan

Q:\Planning Files\3232 _ TwinLakesRenewedPlan\PCA Twin Lakes (121300),doc

PF3232 - PCA(1 2 I 300) Page 5 of 5
