General City Goals & Policies Related to Business Gmw~h a.nd! ~he Redevelopment of Property Support Business Development that Increases the Tax Base and Adds Quality Jobs o Encourage quality business and industrial development where such business and industry can contribute social, economic, and aesthetic value to the community. (t Encourage high intensity use of remaining industrial land, especially west of I-35W and north of County Road B-2, to achieve maximum efficiency and a stable tax base. o Give priority to City and County State Aid roads in major industrial (and commercial) areas to give maximum assistance to development of such properties as a means of improving the tax base. Strive for Beautification & Quality Design: (j) Eliminate blight and prevent deterioration of buildings and infrastructure. Strive for better aesthetic appeal with the use of quality design standards for new development and redevelopment. ED Review all commercial development site plans to ensure quality design, the completion of an adequate amount of site landscaping, and beautification. o Maintain and upgrade currently established development standards, such as setbacks, lot sizes, and placing appropriate emphasis on the life safety code. o Encourage construction quality in adaptable buildings and grounds consistent with City development standards. Restrict and control open storage uses in industrial areas. o Adopt controls to encourage high quality development in industrial parks. o Discourage industrial development with excessive nuisance characteristics. o Restrict loading and unloading zones to the sides and rear of industrial buildings. o Apply stringent controls to insure development of adequate off-street parking to serve new and existing industrial uses.
