Roseda1eIHar Mar Office & Retail Development <br /> <br />Roseville closely monitors the economic vitality and management of <br />Rosedale and Har Mar since these centers are key magnets for the success <br />of the entire retail sector in the community. Roseville annually reviews <br />and will plan for changing market choices to reduce any negative impact <br />on the community. <br /> <br />The entire Rosedale/Har Mar redevelopment area goes beyond the <br />boundaries of the center and is comprised of 332.7 acres with an estimated <br />market value of $170 million. The area consists almost entirely of retail <br />and office space. <br /> <br />Redevelopment is ongoing in the area and is almost entirely due to <br />meeting the market demands of the community and region, which is <br />generated by the large employee base in the community. Some of the <br />activities over the past few years include significant improvements to Har <br />Mar and Rosedale, rebuilt McDonalds, rebuilt Arby's, new Famous Dave's <br />Barbecue the addition of Golf Galaxy and Schmidt Music, 42,000 square <br />foot replacement building on Fairview for Zany Brainy and Gateway <br />Computers and a rebuilt Premier Bank along Cleveland. City staff <br />projects that over the next 5 years there could be approximately 320,000 SF <br />of office/retail space added with a market value of $13 million and 1,300 <br />net jobs. <br /> <br />9. Lincoln Drive Retail & Office Development <br /> <br />The Lincoln Drive area is comprised of 76 acres with an estimated market <br />value of $39.8 million. This area is located along Snelling north of <br />County Road C and includes retail and office users. <br /> <br />New additions to the area in 1998-99 include Joe's Crab Shack and <br />Country Inn and Suites. The Joe's Crab Shack is a first for the Twin Cities <br />area built in 1998. The Country Inn and Suites is part of the College <br />Properties development, which also includes the Eagle Crest Senior <br />Housing Complex, and is so successful that an expansion is likely in the <br />next 2-3 years. <br /> <br />Another expansion opportunity within this area is the most southerly <br />portion of the remodeled NCR office complex.
