<br />10. West Long Lake Road Frontage <br /> <br />The West Long Lake Road Frontage area encompasses parcels that border <br />Long Lake Road from County Road C to C2 and includes office, industrial <br />and car / truck sales and repair businesses. Interstate 35W is adjacent to <br />this area and currently carries 110,000 vehicles per day. There is a total of <br />58 acres, with an estimated market value of $17.7 million. From a <br />redevelopment standpoint this area will remain a mix of office and <br />car/truck sales uses with reinvestment potential to bring the buildings up <br />to current design standards. <br /> <br />11. Lexington/Larpenteur <br /> <br />The Lexington/Larpenteur redevelopment area, consisting of <br />approximately 39 acres with an estimate market value of $13.7 million, <br />was one of the first commercial areas developed in the early 50's in <br />Roseville. With the development of the commercial areas came apartment <br />living surrounded by the traditional single family homes. This area <br />consists of a wide variety of housing choices and has evolved froml800's <br />rural farms and markets that served the horticulture and truck farming <br />industries to a contemporary mixed use neighborhood with commercial <br />uses and an auto oriented roadway carrying approximately 17,500 <br />vehicles per day. <br /> <br />The aging retail uses and wide roadway, combined with high traffic <br />volumes has transformed the Lexington/Larpenteur Avenue area into a <br />physical barrier to pedestrians and a psychological boundary between <br />bordering communities. Redevelopment of this area needs to incorporate <br />livable community concepts, quality design and streetscape elements as <br />outlined in the 1998 award winning Larpenteur Avenue Streetscape <br />Master Plan. (Reference Section 11). <br /> <br />Redevelopment is occurring in the area consistent ~ith those plans but not <br />without additional City assistance. The Roseville Center, owned and <br />operated by Bradley Real Estate, began redevelopment of the site in 1998. <br />The redevelopment includes the following: <br /> <br />1. Building elevations that incorporate design elements of the Larpenteur <br />Streetscape Plan. These designs of the building elevation include <br />replacement of the metal roof with a new metal roof in a slate blue <br />color, installation of a main tower and/or corner towers, roof line <br />elements to address the changes in grade, placement' of masonry <br />around the existing columns (brick with broken block base), <br /> <br />) <br /> <br />Roseville Comprehensive Plan - 1999 U pda te <br /> <br />Economic & Redevelopment Plans - Page 9 of 14 <br />
