The engineering staff has reviewed this proposal and has <br />the following recommendations: <br /> <br />1. The Master Street Plan calls for 10 feet of right-of-way <br />for Hamline Avenue. <br /> <br />2. Proposed Parcell only has 20 feet of frontage on Hamline <br />Avenue. The driveway could only be 10 feet in width and <br />still meet set back requirements. <br /> <br />3. Both proposed lots have less then the 85 foot frontage. <br /> <br />4. Sewer and Water services will have to be built to both lots. <br />
