<br />4. The site plan shows the location for a pylon sign. City standards say that the pylon sign <br />must be setback 30 feet from the property line, be a maximum of 20 feet in height with <br />100 sq. ft. of sign age maximum. SuperAmerica has indicated that they have signage that <br />fits this criteria. This will be reviewed at the time of a sign permit application. The <br />building elevations are also indicating a sign band around the perimeter of the building. In <br />total, the signage cannot exceed 10% of the building elevations facing the street. This will <br />be reviewed at the time of sign permit application. <br /> <br />5. The landscape plan emphasizes perimeter landscaping with a great deal of the site being <br />opened up for green space and landscaping. The landscape plan complies with city design <br />standards including requirements for perimeter planting of over story trees. At the front <br />elevations are primarily deciduous trees. Eleven 6-8 foot scotch pines have been <br />incorporated into the plan to add year round interest to the perimeter landscaping plan. <br /> <br />6. Section 8.360 details specific design standards for automobile service stations. The <br />following comments reference the nine standards included in this section: <br /> <br />a. Site plan indicates that the entire surface, other than that taken up by the structure <br />and landscape area, will be surfaced with asphalt with a concrete curb and gutter <br />surrounding and defining the parking lot. <br />b. The drainage system has been reviewed by the Engineering Dept. and found to be <br />adequate. It will be necessary to obtain a permit from the Grass Lake Water <br />Management District. <br />c. All parking and service areas are defined by curb and gutter and are at least 5 feet <br />from all property lines. <br />d. The design standards chapter of the zoning ordinance has specific standards for <br />commercial lighting proposals. Photometric designs will be required prior to the <br />issuance of a building permit. These studies insure that lighting levels at the <br />property line are consistent with City standards and that cut off's are used to <br />conceal the source of light. <br />e. The pump islands are well in excess of 25 feet from a property line. <br />f. The driveways in the proposed site plan exceed the 50 feet from street intersection <br />requirement. <br />g. The sign package will be subject to the sign ordinance in the zoning code. <br />h. The sale of other retail products are required to be conducted only in compliance <br />with the requirements and conditions for sales in a B-3 district. <br /> <br />7. In addition to the design standards relating specifically to automobile service stations, <br />Chapter 1013.01 of the city zoning ordinance lists 6 criteria to be reviewed when <br />considering an application for a conditional use permit. These criteria include: <br /> <br />a. Impact on traffic. <br />b. Impact on parks, streets, and other public utilities. <br /> <br />2 <br />
