We are quite familiar with the area since the SEH offices
were in the BanCon Building on the adjacent site for several years.

We anticipate that the Super America station will generate approximately 2,400 \'ehicle trips
per day. The slte is on the "inbound side" of Rice Street and should see slightly hea\'ier than
normal a.m. rush hour and lower p.m. rush hour. We anticipate that approximately 150
vehicles will utilize the site in the a.rn. peak hour and approximately 150 vehicles in the p.m.
peak hour.

Most of the traffic generated by the site will utilize Rice Street. We also estimate that up to
75~o of the traffic will already be on Rice Street, Minnesota Avenue or Woodbridge Street.
Much of the traffic on Woodbridge Street will corne from the adjacent apartments or from
the BanCon complex. Some will be diverted from Grandview Avenue. Most of the traffic
on Minnesota Avenue will be traffic already utilizing Minnesota Avenue. A small number
could divert from County Road B2 to Western Avenue and Minnesota Avenue, although
any additional ease of access may be offset by a slower travel time.

We have analyzed the approach and distribution of traffic by both street and entrance.
Minnesota A venue should see approximately 20 vehicles in the morning rush hour and 15
vehicles in the evening. Most will already be on the roadway so the additional traffic is only
a few vehicles. Woodbridge Street has a similar volume and distribution. Most of the traffic
will be oriented to and from Rice Street, with the outbound traffic tending to use Minnesota
A venue and inbound traffic being evenly distributed between Minnesota A venue and
Woodbridge Street. Heaviest volumes are 45 vehicles inbound on Woodbridge Street in the
morning and outbound on Minnesota Avenue in the a.m. rush hour.
s-::=- ,,__ ::~

;-'='-,;;.-..':,-' .-
- '- -.... - ' '...

v!r...-'.~,,:=-::_ -s ,'.~~./

ST :;~0;""':: ,"df,

CHIPPE,',':; =:.......L5 ;'.'

_.fA ,'lrC--" .
I."~_.
