<br />REQUEST FOR COUNCIL ACTION <br /> <br />DATE: 06-09:-97 <br />ITEM NO: C-7 <br /> <br />Ma Agenda Section: <br />Consent <br />Item Description: David and Bonnie Ringsred request for a minor variance at 2270 <br />Western Avenue N (PF#2921). <br /> <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 David and Bonnie Ringsred are requesting a minor variance to allow the relocation <br />and placement of a residential driveway less then 30 feet from the right-of-way of <br />the intersection of Minnesota Avenue Wand Western Avenue N at 2270 Western <br />Avenue N. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Driveway setback - 30' from right-of-way <br /> <br />12' setback <br /> <br />18' variance <br /> <br />2.0 BACKGROUND <br /> <br />2.1 David and Bonnie Ringsred own a home at 2270 Western Avenue N. The property <br />is zoned R-1 Single Family Residential and all adjacent land uses are single family <br />residential. <br /> <br />2.2 Mr. and Mrs. Ringsred are requesting a variance to allow the relocation and <br />placement of a driveway 12 feet from the right-of-way of the intersection of <br />Minnesota Avenue Wand Western Avenue N. The existing driveway is located <br />right at the intersection of the two rights-of-way and needs to be moved in <br />conjunction with the improvements to Western Avenue N. In order to meet the 30 <br />foot setback requirement, three mature oak and elm trees would need to be <br />removed. While the proposed relocation does not meet the 30 foot setback <br />requirement, it does improve upon the existing situation. <br /> <br />2.3 Section 703.04B requires driveways in R-1 and R-2 zoning districts to be set back <br />at least 30 feet from the right-of-way of a street intersection. <br /> <br />3.0 MINOR VARIANCE COMMITTEE <br /> <br />3.1 The request for the variance included the required application form, sketch of the <br />driveway, written statement from the applicant, and written approval from the <br />adjacent property owner affected by the variance (Inez Taugner at 2271 Western <br />Avenue N). <br /> <br />PF#2921 - RCA - Page 1 of 2 <br />
