<br />2.6 The proposed modular structure is 12 x 56 feet (672 s.f.) and will be placed on the site in a <br />manner to address proper electrical utility connections. Sanitary and water will be provided <br />by off-site service as well as services within the building. <br /> <br />2.7 Family Academy has signed a three-year lease for the modular unit. The site owner, Advent <br />Lutheran has co-signed the application via Reverent Thomas Basich. <br /> <br />2.8 Family Academy anticipates a student population of 120 - 150 students. <br /> <br />2.9 Ramps will be provided to the entrance to meet ADA requirements. <br /> <br />3.0 STAFF COMMENTS/FINDINGS <br /> <br />3.1 Family Academy proposes to place a modular office building east ofthe Advent Church, on <br />grass, adjacent to the east side entrance to the Church. <br /> <br />3.2 The placement of the modular unit in the east grass area will result in po loss of site parking <br />spaces. <br /> <br />3.3 The proposed interim use of the property for temporary classrooms will have a minimal <br />impact on parking and traffic in the area, since the activity will take place during off-peak <br />hours. <br /> <br />3.4 The proposed interim use of the property for temporary classrooms will not have an impact <br />on parks, streets and other public facilities. The modular unit will not be connected to City <br />sanitary sewer and water main, and other private utilities. <br /> <br />3.5 The proposed interim use of the wood sided modular building on the property for office <br />space will be compatible with contiguous properties. No additional parking will be required <br />and traffic volumes will not increase. <br /> <br />3.6 The proposed interim use of the property for temporary offices will not have an adverse <br />impact on the market value of contiguous properties. <br /> <br />3.7 The proposed interim use of the property for temporary offices will not have an adverse <br />impact on the general public health, safety and welfare. <br /> <br />3.8 The proposed interim use of the property for temporary offices is consistent with the City of <br />Roseville's interim use standards. <br /> <br />3.9 The proposed modular unit being located on grass will add 672 s.f. of additional impervious <br />area, roof drainage from which should be directed away from the existing church building <br />into adjoining church property. <br /> <br />PF3336 - ReA (092401) - Page 2 <br />
