The <br />new shed would be placed in the same location as the old one which is within the five <br />foot setback area for Mr. Telstad's lot line. I understand the City denied Mr. Telstad's <br />request because he did not include an explanation of undue hardship with his application. <br /> <br />I am returning to you herewith Mr. Telstad's original Variance Application along with a <br />Narrative In Support of the Variance explaining the undue hardship which would befall <br />him were the variance not granted. <br /> <br />I also understand that some concerns have been raised by your office regarding <br />impervious coverage on Mr. Telstad's property. In your May 17, 2001, letter to him, you <br />advise that his lot was 18,106 square feet in size which, under Roseville's ordinance, <br />would allow 5,432 square feet of impervious area. I note that your staff calculated <br />paving and structures to occupy approximately 5,456 square feet or roughly 114 square <br />feet above the code allowance. In addition, there was concern relative to square footage <br />of impervious coverage in Mr. Telstad's backyard inasmuch as the code allows 1,057 <br />square feet of yard for utilization with accessory buildings. You note that Mr. Telstad's <br />detached garage measures 1,064 square feet and the shed 170 square feet, for a total of <br />
