Proposed by City Staff initially in Comprehensive Plan amendments, the text amendment
clarifies and makes consistent, the "B-6" zone with the "B" Business Park designation in
the Comprehensive Plan.
. Planning Commission reviewed proposed ordinance - November 14,2001
. Planning Staff recommended approval- December 12,2001
. Plamling Commission held hearing and made recommendation December 12,2001
. Council action - December 17, 200 I

1.0 REVIEW of PROPOSAL:

1.1 In September of 2001, the City of Roseville established in its Comprehensive Plan a
Business Park designation. The Twin Lakes Master Plan was approved with that
designation. On October 24, 2001, the Metropolitan Council approved the designation of
"Business Park" within the Twin Lakes Master Plan Amendment to the City of Roseville
Comprehensive Plan. The Commission formally reviewed this item on November 14,
2001.

1.2 Since that date the Community Development Department has reviewed the Roseville
Zoning Ordinance to determine whether it is preferable to create a separate zoning district
or revise the existing district. The Department concluded that the current B-6, Office
Park District could be amended with the new and clearer language, consistent with a
mixed-use business park.

1.3 A "Mixed Use Business Park District" is defined as a geographically identifiable area
which contains a consistent architectural mix of office, office-laboratory, office-
showroom-warehousing, bio-technical, biomedical, high-tech software and hardware
production uses with support services such as limited retail, health, fitness, lodging and
multifamily housing.

PF3351-RCA 121701 Page 1
