<br />1.4 A "Mixed Use Business Park District" is normally a redevelopment area, in which the <br />enviromnental impacts of a business park have been analyzed through an environmental <br />impact statement or similar review process. The impacts are then mitigated within the <br />requirements a Planned Unit Development as defined in Section 1008. All parcels should <br />have well-planned roads, utilities, ponding and communication systems. Parcels within a <br />"Mixed Use Business Park" should provide access to an internal parkway and/or external <br />County minor arterials as well as convenient access to the Interstate Highway System. <br /> <br />1.5 A "Mixed Use Business Park District" should create a unique, safe and high-quality <br />work, housing, and recreational environment by installing extraordinary, architecturally <br />distinct buildings, parkways, transit and transportation services, site planning, <br />landscaping, parks, pedestrian pathways, and lighting. <br /> <br />1.6 Currently there are 4 parcels (approximately 15 acres) in the City which have been zoned <br />'B-6" Office Park since the 1980's They are located directly adjacent to the west side of <br />I-35W, and east of Long Lake Road. The existing uses on these parcels are pre-existing, <br />non-conforming uses allowed to remain and operate in their current condition but not to <br />expand or intensify the uses. The uses include warehouse, trucking, distribution, and <br />limited office space. The change in the text of the "B-6" District will not change their <br />non-conforming status. <br /> <br />2.0 STAFF RECOMMENDATION: <br /> <br />2.1 The Community Development staff recommends approval of the proposed ordinance <br />amendment as a means to create consistency between the Comprehensive Plan and <br />Zoning. This amendment also provides the direction for developing future business park <br />areas such as Twin Lakes, and in the longer-term future, some of the parcels west ofI- <br />35W. <br /> <br />3.0 PLANNING COMMISSION ACTION: <br /> <br />Because of the unique scheduling of meetings in December, staff will report verbally on <br />actions taken at the December 12,2001 Planning Commission meeting. <br /> <br />4.0 SUGGESTED COUNCIL ACTION: <br /> <br />Hold first reading of text amendment, waive second reading. <br /> <br />By motion, approve (approval w/modifications, deny) the proposed text amendments to <br />City Code Section 1005.07 (the "B-6" "Office Park District") and rename it "B-6" <br />"Mixed Use Business Park" which is consistent with the purpose and intent of the <br />Comprehensive Land Use Plan definition and designation. <br /> <br />Prepared by: Dennis Welsch (490-2232) <br /> <br />Attachment: Proposed Ordinance. 60-day review not applicable. <br /> <br />PF3351-RCA 121701 Page 2 <br />
