<br />CITY OF ROSEVILLE BUSINESS PARK PROGRAM <br />November 2001 <br />Prepared by Community Development Department <br /> <br />BUSINESS PARKS -GENERAL PLANNING ISSUES <br /> <br />LAND USE <br /> <br />Problem - Industrial and traffic impacts on office, retail, and residential areas have no <br />"sense of place" or cohesion. Many building sites are old trucking or terminal warehouse <br />sites, and are not consistent with new improvements on adjacent sites, do not meet <br />today's codes and are not increasing in property value or tax value. They are dominated <br />by auto oriented activities and parking. <br /> <br />General Goal - To create positive land use relationships, create investments and improve <br />property values. <br /> <br />STRATEGY 1 <br /> <br />Encourage updated/redeveloped mixed industrial and commerciallbusiness uses in a <br />Business Park atmosphere. Improve access to these areas and County roads while <br />protecting office, retail, and residential areas from the aspects of industry and retail traffic <br />that disturb or disrupt the adjacent residential neighborhoods. <br /> <br />Action I-A <br /> <br />Incorporate livable community concepts where appropriate in new Business Park <br />areas to provide jobs to housing balance, integration of uses and a walkable <br />environmental friendly atmosphere. Require redevelopment in phases with a <br />number of parcels at one time. Utilize Planned Unit Developments which allow <br />for site specific flexibility in redevelopment. <br /> <br />Action 1- B <br /> <br />Where feasible and meeting State standards and City policies, utilize tax <br />increment financing and other state, regional or federal financial tools to assist <br />property owners and developers to clean up and improve their properties. <br /> <br />I <br />
