<br />Action l-C <br /> <br />Improve business/service vehicle access on county roads and city streets and <br />parkways. Encourage private, internal driveway systems. Require design <br />standards such as walls, berms or landscape buffers between industrial and office, <br />and residential uses where loading docks, driveways, and parking lot <br />configuration causes noise, odors, and lighting to be directed beyond the industry. <br /> <br />Action 1- D <br /> <br />Install sidewalks and smart growth concepts consistent with the Business Park <br />Master Plan throughout the area. <br /> <br />STRATEGY 2 <br /> <br />Encourage the construction of buildings with scale and detailing appropriate to the <br />surroundings. <br /> <br />Action 2-A <br /> <br />Develop business park guidelines that encourage new developments to <br />incorporate style elements from the newer architecture present in the area or <br />consistent with the Business Park Design Standards. For example, if the existing <br />adjacent buildings consists of two or three-story, brick and block; the design, bulk <br />and massing of the new structures should complement the character of the <br />existing buildings. <br /> <br />STRATEGY 3 <br /> <br />Encourage improvement of visual attractiveness of property, buildings, and public right- <br />of-way areas, clean up contaminated areas and provide buffering around appropriate <br />business park uses. <br /> <br />Action 3-A <br /> <br />Create redevelopment opportunities for property owners and developers on sites <br />which are underused or not meeting current codes. "Underused" means buildings <br />not covering at least 25% of the site, and land value at or below the average for <br />the study area. <br /> <br />2 <br />
