<br />Roseville Comprehensive Plan - <br />1998 Update of Goals and Policies - Page 1 through 21 <br /> <br />v. Industrial Areas <br /> <br />A. INDUSTRIAL POLICIES <br /> <br />The City will: <br />1. Encourage the improvement, environmental remediation and <br />improvement, and redevelopment of industrial land to more intensive <br />uses. <br /> <br />2. Encourage industrial uses which have key commerciallretail access and <br />visibility qualities to redevelop the site into commercial uses and move <br />existing industrial uses to industrial districts. <br /> <br />3. Areas with a mixture of commercial and industrial uses such as between <br />Fairview and Cleveland, north of County Road "B-2" should be carefully <br />managed to encourage redevelopment to higher commercial uses. <br /> <br />4. Maintain and upgrade currently established development standards, such <br />as setbacks, lot sizes, and including appropriate emphasis on the life <br />safety code. Encourage construction quality in adaptable buildings and <br />grounds consistent with City development standards. Restrict and control <br />open storage uses in industrial areas. <br /> <br />5. Encourage high intensity use of remaining industrial land, especially <br />west ofI-35W and north of County Road B-2, to achieve maximum <br />efficiency and a stable tax base. <br /> <br />6. Encourage the development of multi-story industrial uses subject to <br />adequate standards as a means of promoting land use efficiency and a <br />stronger tax base per unit of land. Reduce low yield industrial users. <br /> <br />7. Prohibit development of new industrial parks or buildings in areas other <br />than the northwest industrial area. <br /> <br />8. Adopt controls to encourage high quality development in industrial <br />parks. <br /> <br />9. Discourage industrial development with excessive nuisance <br />characteristics. <br /> <br />10. Give priority to City and County State Aid roads in major industrial (and <br />commercial) areas to give maximum assistance to development of such properties as a <br />means of improving the tax base. <br /> <br />1 <br />
