<br />11. Restrict loading and unloading zones on the front to the sides and rear of <br />industrial buildings. <br /> <br />12. Insure development of adequate off-street parking to serve new and <br />existing industrial uses through adoption and revision of appropriate site <br />planning standards. <br /> <br />13. Where existing parking facilities have proven inadequate, encourage <br />industry to improve and expand parking facilities; where possible <br />encourage the use of multi-level and underground parking structures to <br />reduce excessive use of land area for parking. <br /> <br />14. Require specific site plam1ing and landscape plans to ensure completion <br />of adequate site beautification. Set standards for site improvements and <br />review each specific development. <br /> <br />15. Facilitate the development of office at the northwest corner ofI-35W and <br />Highway 36. Encourage office and light industry facing the I-35w corridor. <br /> <br />16. Prohibit retail sales development within industrial districts, except in mixed <br />use planned unit developments. <br /> <br />Section 7 of the Comprehensive Plan states: <br /> <br />General City Goals & Policies Related to Business Growth and the <br />Redevelopment of Property <br /> <br />Support Business Development that Increases the Tax Base and Adds Quality Jobs <br /> <br />1. Encourage quality business and industrial development where such business <br />and industry can contribute social, economic, and aesthetic value to the <br />community. <br /> <br />2. Encourage high intensity use of remaining industrial land, especially west of <br />1-35W and north of County Road B-2, to achieve maximum efficiency and a <br />stable tax base. <br /> <br />3. Give priority to City and County State Aid roads in major industrial (and <br />commercial) areas to give maximum assistance to development of such <br />properties as a means of improving the tax base. <br />Strive for Beautification & Quality Design: <br /> <br />4. Eliminate blight and prevent deterioration of buildings and infrastructure. <br />Strive for better aesthetic appeal with the use of quality design standards for <br />new development and redevelopment. <br /> <br />2 <br />
