<br /> <br />November 29, 2001 <br /> <br />Mr. James Robinson <br />425 McCmTons Blvd. <br />Roseville, MN 55113 <br /> <br />RE: Request for Minor Subdivision <br /> <br />Dear Mr. Robinson: <br /> <br />The purpose of this letter is to confinn the City Council's action November 26,2001, relative to <br />your request for a Minor Subdivision. <br /> <br />The Council unanimously approved the request with the adoption of the following motion: <br /> <br />Klausing moved, Maschka seconded, to approve the request by James Robinson, 425 <br />North McCarrons Boulevard, for a three-parcel minor subdivision of said property, <br />subject to the conditions as outlined in Section 3.2 through 3.8 of the project report dated <br />November 26,2001. <br /> <br />Although the City Council approved your minor subdivision request, they also directed staff to <br />resolve any and all issues regarding the adjacent wetland and to establish the proper building <br />setback. These items must be completed prior to the Community Development Department <br />approving a house layout on the parcel. <br /> <br />The Conditions approved by the City Council (Section 3.2 through 3.8 of the project report of <br />November 26,2001) are as follows: <br /> <br />3.2 The proposed minor subdivision should include afivefoot wide utility and drainage <br />easement adjacent to all side and rear property lines, including the interior property line <br />between the two parcels. <br /> <br />3.3 Detailed grading plans with building slab or firstfloor elevation and drainage direction <br />must be submitted to the City Engineer for review and approval prior to building permit <br />issuance on the vacant parcel. <br /> <br />3.4 The City policy is to accept cash in lieu of land dedicationfor the creation of new <br />individual lots. The dedicationfee is $500.00for the newly created parcel. Thefee shall <br />be collected prior to issuance of a building permit on said parcel. <br /> <br />2660 Civic Center Drive .:. Roseville .:.
