The <br />Community Development Department has reviewed and accepted your application for a Setback <br />Permit to allow a three-foot encroachment into the required 30-foot front yard (north) setback. <br />However, the Community Development Department's determination to accept your Setback <br />Permit Application versus requiring a Variance Application came after a detailed review of the <br />City Code and the block on which you live, as well as the existing front yard setbacks of a <br />number of homes lying in close proximity to yours. <br /> <br />Specifically, your home and the three on both sides (east/west) of you have an existing front yard <br />setback of approximately 35 feet. Homes across the street have a front yard setback of <br />approximately 30 feet and homes further down the street have existing front yard setbacks of <br />approximately 14 to 24 feet. Given these front yard setback inconsistency and our conclusion <br />that your property is regulated by a 30-foot front yard setback, the Setback Permit process has <br />been accepted. <br /> <br />The Roseville Development Review Committee (DRC) will hold the hearing regarding your <br />request on Thursday, November 8, 2001, at 3:30 p.m., in the Roseville City Hall Community <br />Development Conference Room. You or a representative must be present to answer any <br />questions regarding the proposal. <br /> <br />If a decision to approve the request is made by the DRC, a building permit can be issued in 10 <br />days or less depending on whether an appealis filed by an adjacent property owner. To <br />eliminate the 10-day waiting period, you must collect the. signatures of those neighbors directly <br />adjacent (east/west) and across (north) the street from your home, stating that they support your <br />request and will not appeal a decision by the DRC.
