<br />residential lots on which 8 single family detached owner occupied homes will be <br />constructed with associated site improvements on property at 495 lona Lane, with the <br />conditions in Section 3.2 through 3.7. <br /> <br />6.0 PLANNING COMMISSION ACTION: <br /> <br />6.1 On January 2, 2001, the Roseville Planning Commission held the required public hearing <br />regarding the Stoney River request. At the hearing two neighboring residents spoke in <br />favor of the development, but asked if the number of lots could be reduced to seven. <br /> <br />6.2 The Commission asked the developer and City Planner questions regarding the <br />development, specifically dealing with setbacks, lot coverage, and density. <br /> <br />6.3 The Planning Commission recommended approval (7-0) of the preliminary plan and <br />General Concept Plan for the Planed Unit Development on 2.25 acres at 495 lona Land, <br />subject to the conditions listed in Section 3.2 to 3.7 of the project repOli dated 01/02/02. <br /> <br />7.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br />7.1 By motion, finding that the project is consistent with the Comprehensive Plan in terms of <br />density, size, diversity of housing stock and attempting to meet life cycle housing needs <br />of residents, approve first reading of an ordinance (approve with modifications or <br />deny) rezoning of the parcel from Single Family Residence District (R-l) to Plam1ed Unit <br />Development (PUD) with an underlying zoning of Single Family Residential (R-l); <br /> <br />7.2 By motion, approve (approve w/modifications/or deny) the General Concept Plan of <br />the planned unit development and the preliminary plat for the development of the <br />2.25 acre parcel into eight single family residential homes subdivided under the <br />Community In Common (Cle) plat format, subject to the conditions listed in Section 3.2 <br />to 3.7 of the project report dated January 28,2002. <br /> <br />7.3 It is understood that the effective date of such a planned unit development will not occur <br />until after the application submission and final approval of the Final Development Plan, <br />Final Plat, a planned unit development agreement, and second reading of an ordinance <br />rezoning the parcel/publication of the PUD ordinance.
