4.0 STAFF RECOMMENDATION: 4.1 Staff recommends approval of the proposal by Stoney River Development for a Planned Unit Development General Concept and Final Development Plan for the proposed development of eight single family residential lots on which 8 single family detached owner occupied homes will be constructed with associated site improvements on property at 495 lona Lane, with the conditions in Section 3.2 through 3.7. 4.2 Next Steps: Assuming the Planning Commission takes some action on January 2,2002, the Council could take concept and final action on January 28, 2002.As listed in the staff report, there is a significant amount of developer work and staff review to be completed prior to the Council final action on the subdivision and the Planned Unit Development Agreement. 5.0 SUGGESTED PLANNING COMMISSION ACTION: 5.1 By motion, recommend approval of the combined preliminary plat, the Planned Unit Development "General Concept", and the Final Development Plan, creating an eight lot residential development with 8 single-family, owner occupied, detached structures, with undivided common areas and common maintenance, as illustrated in the application dated December 13,2001, based on the findings in the project report dated January 2, 2002 (and modifications by the Commission) and with the following recommended conditions, from Section 3.2 through 3.7 of the project report dated January 2, 2002. (and the following modifications - if any - by the Commission. ..). This request will be forwarded to the Roseville City Council for action on January 28, 2002.
