<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 12/12/01 <br />ITEM NO: 7a <br /> <br />Agenda Section: <br />PUBLIC HEARING <br /> <br />Request by Stoney River Development for preliminary plat approval of <br />a six- lot subdivision of the 2.5-acre parcel located at 495 lona Lane <br />(PF 3357). <br /> <br /> <br />1.0 REQUESTED ACTION: <br /> <br />1.1 Brent Thompson (Stoney River Development) has submitted a request for preliminary <br />plat approval of the 2.25-acre parcel at 495 Iona Lane. <br /> <br />1.2 The proposal calls for the development of a cul-de-sac street with public utilities and six <br />single-family residential lots. <br /> <br />PROJECT REVIEW HISTORY <br />. Application accepted on November 13,2001 <br />. 60-day review deadline on January 12,2002. <br />. Staff Review: Approval with conditions - December 12, 2001. <br />. Planning Commission: Hearing - December 12, 2001. <br /> <br />2.0 REVIEW of REQUEST: <br /> <br />2.1 The subdivision section of the City Code governs the platting ofland in Roseville. <br />Specifically, Sections 1101, General Provisions, Section 1102, Plat Procedures, and <br />Section 1103, Design Standards apply to the Stoney River Development proposal. <br /> <br />2.2 The proposed plat creates a 50-foot wide roadway right-of-way and a 100-foot wide cul- <br />de-sac right-of-way. The street pavement design is a 28-foot wide roadway and an 80- <br />foot wide cul-de-sac. <br /> <br />2.3 The applicant proposes a minimum width of 100 feet on comer lots at Iona Lane and 53 <br />feet at the front property line on cul-de-sac lots. The proposed minimum lot width is 136 <br />feet for comer lots and 110 feet for cul-de-sac lots. Lot range in size from a minimum of <br />11,804 square feet to 17,296 square feet. <br /> <br />2.4 A 30-foot wide front, rear, and street side setback has been drawn (required) on the site <br />plan. <br /> <br />2.5 Sanitary sewer and water main will be provided from Iona Lane within the proposed cul- <br />de-sac street with individual service connections to each residential lot. <br /> <br />PF3357 - RPCA 121201.doc Page I of3 <br />
