<br />4.0 STAFF RECOMMENDATION: <br /> <br />Staff recommends approval of the preliminary plat by Stoney River Development for a six-lot <br />subdivision of a 2.5-acre parcel located at 495 lona Lane, subject to the following conditions: <br /> <br />A. The revision of the cul-de-sac design to incorporate a teardrop island. <br /> <br />B. The developer must submit a tree preservation and landscape plan for review and <br />approval by the City prior to final plat consideration. <br /> <br />C. The developer must resolve with the Roseville Engineering Department what <br />needs to be done with the existing (west) utility stubs and the existing house and <br />connections. <br /> <br />D. The developer must provide a five-foot wide utility and drainage easement <br />adjacent all interior lot lines and a ten-foot utility and drainage easement adjacent <br />all periphery lot line. <br /> <br />E. Park and Recreation Commission review and approval. <br /> <br />F.
