(PF3359). <br /> <br /> <br />Agenda Section: <br />ORDINANCES <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 The City of Roseville is proposing a rezoning (a change on the City Zoning Map) within the <br />Twin Lakes Master Plan area from the existing mix ofIndustrial (I-I, 1-2), Business (B-4, B-1) and <br />Residential (R-l) land use zones to Mixed Use Business Park (B-6). The rezoning would provide <br />land use consistency within the Business Park. It will also provide consistency between the <br />Comprehensive Land Use Plan "Mixed Use Business Park" and the City Zoning Code "B-6" zoning <br />district. <br /> <br />1.2 The Twin Lakes Master Plan area is generally bounded by County Road C2 on the North; <br />Cleveland Avenue on the West; County Road C on the South; and just west of Snelling on the <br />East. (Refer to site map attached and legal description of parcel affected). <br /> <br />1.3 City Code Section 1015.01 to 1015.03 specifies the procedures for considering property <br />rezonmg. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 In September of 2001, the City of Roseville created a "Business Park Designation" in its <br />Comprehensive Plan and the Twin Lakes Master Plan was approved with that designation. On <br />October 24, 2001, the Metropolitan Council approved the designation of "Business Park" <br />within the Twin Lakes Master Plan Amendment to the City of Roseville Comprehensive Plan. <br /> <br />2.2 On December 12,2001, after holding the required hearing, the Planning Commission <br />recommended approval of an amendment to the City Code Section 1005.07 from the existing <br />Office Park District "B-6" language to the Mixed Use Business Park District "B-6" as <br />consistent with the purpose and intent of the Comprehensive Land Use Plan definition and <br />designation. <br /> <br />2.3 On December 17, 2001, the Roseville City Council accepted the Planning Commission's <br />recommendation and approved the amendment and rewrite of the B-6 language within Section <br />1005.07 of the Roseville City Code to be consistent with the Comprehensive Land Use Plan for <br />Business Parks. <br /> <br />2.4 The current proposal, to rezone the Twin Lakes Master Plan Area to "B-6", assures that future <br />land uses are compatible with the Comprehensive Plan Mixed Use Business Park designation. <br /> <br />PF3359 - ReA B-6 Rezone Twin Lakes (061702) Page I of 5 <br />
