<br />NARRATNE REGARDING SETBACK PERMIT APPLICATION <br />FOR 809 PARKER AVENUE <br /> <br />Weare requesting a setback permit to allow us to convert our one car garage and one-car <br />shed/garage addition into a standard two-car garage. Several years ago, prior to our purchase of <br />the property, the previous homeowner, to accommodate his second car, installed a one-car <br />garage/shed structure adjacent and attached to the currently existing one-car attached garage. <br />However, the existing second garage is of very poor construction, does not have a paved drive <br />leading up to it, and opens only manually by double doors that swing out, and cannot be opened <br />during the winter due to the ground condition. In addition, due to the poor construction quality, <br />the structure has become a haven for box elder bugs and wasps, and we have had to hire <br />professional exterminators to treat our yard and the structure. <br /> <br />In order to make our home more livable and more aesthetically attractive, we would like to <br />remove the currently existing garage/shed structure and build onto the original one-car garage, <br />turning it into a traditional two-car garage with a single automatic garage door. The proposed <br />new two-car garage would, in fact, be 1'- 2' narrower than the currently existing structure. To <br />ensure improved access to our backyard without the need to encroach on the neighboring <br />property, we have also provided for a second overhead garage door to be installed at the back of <br />the garage, so that our backyard can be accessed by vehicles (such as landscapers) through our <br />new garage, rather than through the use of the neighbor's property, as is currently the case. <br /> <br />The improvement will not impact drainage or utility services on the property, and does not <br />reduce the principal structure side yard by more than 70%. We have submitted two plans to the <br />City for review. One is a plan for a 8' addition, which would locate the structure wall of the new <br />improvement approximately 2 Yz' from the existing lot line. This addition is our preference, as it <br />allows for a standard 22' wide garage. Alternatively, we have provided a plan for an 8' addition, <br />which would locate the structure wall of the new improvement approximately 3 Yz' from the <br />existing lot line. This would result in a 21' wide garage, which, while still usable, will be a <br />tighter fit and is not a standard width. <br /> <br />The neighbors contiguous to our property are: <br /> <br />Janice Benson, 803 Parker Avenue <br />Sue Hendrickson, 817 Parker Avenue <br /> <br />Please contact us if you have any questions or concerns.
