Civic Center Drive <br />Roseville, MN 55113 <br /> <br />S~ SUia 1953 <br /> <br />Dear Thomas Paschke: <br /> <br />Per your request in letter dated December 12th, 2001, here is the required information for the <br />narrative portion of the application for the Conditional Use Permit Application for Lenfer <br />Transmission for the business site at 3114 Lexington Ave. N., Roseville. <br /> <br />Storage and parking of vehicles: <br />We schedule work according to our capacity because we get vehicles back to customers in a timely <br />manner. There are 12 stalls with overhead doors. With the 12 available. staUs, we will initially be <br />installing 6 above ground hoists which will allow us to lift 6 cars and park cars under these lifts. In <br />addition there will be. plenty of room. in the center of the stalls for an additional 8-10 cars. This will <br />bring our capacity to park vehicles inside at night up to 25-28 cards. This win easily meet the <br />projected need for space to park vehicles inside after hours. We also have off site storage on our 3 <br />acre site in Lino Lakes if needed. As previously mentioned, we do NOT sell used cars and have <br />NO evening and weekend hours. <br /> <br />Trash removal: <br />We will have a 1.5yareJ trash dumpster that will be emptied once perweek, during business hours. <br />It will be stored inside its own 14' x 8;5' enclosure with a locked overhead door and fire protection <br />sprinkfers. This is shown. on the site plan. As previously mentioned, we do NO tire work, and NO <br />debris, parts or used tires are ever left outside the building. <br /> <br />lighting: <br />There are 3 existing mercury vapor night lights. 2 of them are lTIountedon the building on the north <br />and east sides. The 3rd existing light is mounted onautility pole on the south side of the lot. The <br />northwest and southwest building corners have existing wrap around awnings that are back lit. All <br />are shown on the site plan. The existing lighted monument sign is 10' wide and 7' high. As <br />mentioned, planned improvements include replacing the lens in the existing monument sign, <br />replacing the yellow awning with Lenfer colors while respecting signagelaws. <br /> <br />" <br /> <br />..~..~-A <br />
