A. <br />Department Approval: Agenda Section: <br />LAND USE <br /> <br />Item Description: A request by Patrick Chierello for a Variance from Section 1004.01A5 and <br />a Conditional Use Permit under Section 1004.01A4 of the Roseville City <br />Code to construct an 896 square foot detached accessory building (PF3378). <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Patrick Chierello has requested consideration ofa variance to Section 1004.01A5 <br />(Overall Area - not larger than house) and a Conditional Use Permit in accordance with <br />Section 1004.01A4 (Requirements for Increased Maximum Size -larger than 864 square <br />foot) of the Roseville City Code to construct a 28 foot by 32 foot (896 square foot) <br />detached accessory building in the rear yard of property located at 2415 Dale Street. <br /> <br />PROJECT REVIEW HISTORY <br /> <br />. Application submitted on February 1,2002. <br />· Determined complete on February 7, 2002; 60-day review deadline April 8,2002. <br />. Staff Review: approval with conditions - March 6, 2002. <br />· Planning Commission Consideration: March 6, 2002 - Hearing Continued. <br />· Planning Commission Approval (5-1): April 3, 2002. <br />. Anticipated City Council Action: April 15, 2002. <br /> <br />2.0 SUMMARY OF RECOMMENDATIONS: <br /> <br />2.1 The Planning Commission and Community Development Staff recommend approval of <br />the request by Patrick Chierello for a Variance to Section 1004.01A5 and a Conditional <br />Use Permit in accordance with Section 1 004.01A4 of the Roseville City Code allowing <br />the construction of an 896 square foot detached accessory structure in the rear yard of <br />property located at 2415 Dale Street, subject to conditions. <br /> <br />3.0 SUGGESTED ACTION: <br /> <br />3.1 By motion, approve the requested 8 square foot variance (See details in Section 9). <br /> <br />3.2 Adopt a resolution approving a conditional use permit (See details in Section 9). <br /> <br />Project details and recommendation on following pages. <br /> <br />PF3378 ReA 041502.doc Page 1 of? <br />
