<br />4.0 PROJECT SPECIFICS: <br /> <br />4.1 Mr. Chierello owns property at 2415 Dale Street. The property is zoned R-1, Single <br />Family Residential, and the Comprehensive Plan identifies the property as Low Density <br />Residential. <br /> <br />4.2 Mr. Chierello desires to tear down his existing 24 foot by 32-foot (720) square foot <br />detached garage and construct a new 28 foot by 32 foot (896 square foot) detached <br />garage. <br /> <br />4.3 Mr. Chierello has indicated in the attached narrative his position regarding need and <br />hardship related to the proposed garage. <br /> <br />4.4 The proposed detached garage would be located further to the rear of the parcel and be <br />more efficient than the existing structure. They are as follows: <br /> <br />· Impact on traffic. <br />· Impact on parks, streets and other public facilities. <br />· Compatibility of the site plan, internal traffic circulation, landscaping and <br />structures with contiguous properties. <br />· Impact of the use on the market value of contiguous properties. <br />· Impact on the general public health, safety and welfare. <br />· Compatibility with the City's Comprehensive Plan. <br /> <br />4.6 The CUP process also allows the City to impose those conditions it considers necessary <br />to protect the public health, safety, and welfare. <br /> <br />4.7 The Chierello parcel is an irregular shaped with an approximate size of 10,050 square <br />feet. The parcel is 75 feet in width and has a depth of 116 feet on the south and 152 feet <br />on the north. Residential lots located in the general area have a similar width and vary in <br />depth from 116 feet to 150 feet. <br /> <br />4.3 The Chierello principal structure (home) was constructed in 1953 and is similar in design, <br />size, and age to homes located to the north and along St. Albans Street.
