<br />1 Excerpt from Planning Commission minutes (April 3, 2002): <br />2 <br />3 a. Planning File 3378: A request by Patrick Chierello, 2415 Dale <br />4 Street, for a conditional use permit to allow construction of a detached <br />5 garage 28 feet by 32 feet or 896 square feet in size and a variance to <br />6 Section 1004.01A5 to allow said detached garage to be 128 square feet <br />7 larger than the principal structure (Continued From March 6, 2002). <br />8 <br />9 Chairman Troy Duncan opened the continued hearing and requested <br />10 Community Development Director Dennis Welsch to provide a summary <br />11 of the project report dated April 3, 2002. <br />12 <br />13 Mr. Welsch indicated Patrick Chierello is requesting consideration of a <br />14 variance to Section 1004.01A5 (Overall Area - not larger than house) and <br />15 a Conditional Use Permit in accordance with Section 1004.01A4 <br />16 (Requirements for Increased Maximum Size -larger than 864 square foot) <br />17 of the Roseville City Code to construct a 28 foot by 32 foot (896 square <br />18 foot) detached accessory building in the rear yard of property located at <br />19 2415 Dale Street. <br />20 <br />21 The Community Development Staff recommended approval of the request <br />22 by Patrick Chierello for a modified Variance, based on the comments and <br />23 findings outlined in Section 4,5, and 6 the City Staff for an 8 square foot <br />24 variance (compared to the requested 128 sq. ft.) from Section 1004.01A5 <br />25 and a conditional use permit to allow the construction of a detached <br />26 accessory building 896 square feet in size for property located at 2415 <br />27 Dale Street, subject to the following conditions: <br />28 <br />29 A. A maximum of one accessory building (detached garage) size of 32 <br />30 feet wide by 28 feet deep or 896 square feet on the site. <br />31 <br />32 B. A maximum impervious surface coverage for the parcel of 3,015 <br />33 squarefeet <br />34 <br />35 C. A minimum side and rear yard setback offivefeet. <br />36 <br />37 D. The inclusion of windows on the north/south buildingface. <br />38 <br />39 E. A maximum exterior wall height of nine feet, two inches, (9'2'') and a <br />40 maximum garage door height of eight (8) feet. <br />41 <br />42 F. The installation of roof gutters to properly channel roof drainage <br />43 away Fom the adjacent (north & west) property. <br />44 <br />45 G. A maximum building height of 15 feet to the midpoint of the roof and <br />46 the installation of roof trusses that are of a similar design to that of <br />47 existing structure contiguous to the property. <br />
