This is a very large lot, zoned R-l, and is oflow density. <br /> <br />He explained that the Lichtscheidl parcel is large for a residential lot at 37,634 <br />square feet (100 feet wide by 376 feet deep or 0.86 acres). Residential lots <br />located to the north and west are of a similar size, while the lots located to the <br />south and southwest are of a more standard residential variety (85 to 100 feet <br />wide by 110 to 130 feet deep); <br /> <br />The proposed structure will be constructed with a wall height of eight feet; a <br />gable roof with a 4/12 pitch truss; similar asphalt shingles to that of the home; <br />similar vinyl lap siding to that of the home; and a steel or aluminum soffit/fascia; <br /> <br />The staff has reviewed the Conditional Use Permit criteria and determined there <br />are no significant impacts and the owner meets or exceeds building and site <br />requirements. <br /> <br />The City Planner reviewed the staff recommendation of approval with conditions <br />as stated in Section 7 of the project report dated March 6, 2002. <br /> <br />Member Mulder asked for the size of the existing accessory buildings on the lot; <br />does the 608 sq.ft. get added to the permitted existing garden shed? No variance <br />is needed? Has the City prohibited second buildings on small lots? (Yes) <br /> <br />Member Traynor asked if landscaping or tree planting could be required to <br />mitigate the size impact (Yes). <br /> <br />Member Olson asked for side yard setback requirement (5 feet). <br /> <br />Member Cunningham asked if 5 feet is sufficient setbacks for landscaping <br />(depends on the type of landscaping). <br /> <br />Member Traynor noted a letter to the City Planner from Paul McDougall (March <br />3,2002) asked if the property could be used for repairing or selling vehicles? <br />(Not as a business from garage). <br /> <br />Mr. Lichtscheidl stated that the new building will affect evergreens (two on the <br />north side) and he will move the 7' x 12' garden shed. Mr. Lichtscheidl <br />responded to Member Wilke's question that he would add landscaping. <br />
