Our property adjoins the property at 2550 Western on the south, and is positioned <br />perpendicular to that property. The living room, dining room, including a patio door, deck and <br />family room on our home face the current and proposed garage. Mr. Lichtscheidl has cut down <br />several large evergreen trees over the last two years that used to block our view of much of the <br />garage area. This structure is now very visible from the living areas of our home. <br /> <br />Our primary concern is the size of the proposed structure. There are currently very few detached <br />garages in our area. Weare not aware of any other detached garages that are as large as the <br />structure being proposed. The size is a concern because the long side (42') will face our home <br />and our neighbor's homes on each side. This creates a very large white building wall to have in <br />addition to the house. The property also has an additional storage building, and it appears the <br />building will remain behind the new garage and be visible from our home and the neighbors. <br /> <br />The proposal indicates that the proposed garage will be used to store three cars and a boat. We <br />are concerned that with an existing garage and storage building in his yard Mr. Lichtscheidl still <br />has a snowmobile trailer, utility trailer, boat, beehives, lawnmower and unused dog house stored <br />outside along the north side of the property. Mr. Lichtscheidl had told us previously that these <br />items would be stored in a pole building on his property near Bemidji, MN. Mr. Lichtscheidl <br />occasionally purchases cars that have been totaled by insurance companies and rebuilds and sells <br />them. He had a vehicle stored in the back yard for several months in late 2001, and we do not <br />want the larger garage to increase the number of vehicles on the property. <br /> <br />We understand that Mr. Lichtscheidl has a legitimate need to replace an old garage. The size <br />proposed, however, is not compatible with the neighborhood. Most people in the area, who have <br />boats and seasonal vehicles, make arrangements to store them in other locations, and do not build <br />large storage buildings in a very residential area. The normal 2-car garage, and possibly a storage <br />building, seems to hold most of the equipment required by other households in the neighborhood. <br />Roseville has established building guidelines to maintain the integrity and property values in our <br />neighborhoods, and we do not feel this proposal justifies a variance.
