<br />2.0 STAFF RECOMMENDATIONS: <br /> <br />2.1 Staff has worked with Mr. King on his proposal to modify the interior lot line between <br />Lot 16, 17, 18, Block 1, Garcelon's Addition, Block 1, 1938 Lake Street. The existing <br />minimum buildable lot width in this area is 60 feet. By recombining the 3 fifty foot wide <br />lots, Mr. King can achieve the 60 feet of width or more. The Minor Subdivision process <br />only requires a sketch plan of the proposed lot modification. The proposed new interior <br />lot line will require Mr. King plan prudently for the placement of structures on the new <br />lot, but it can be done. <br /> <br />2.2 Staff has reviewed the attached sketch plan for the proposed recombination and <br />concluded that the lot line modification will meet all applicable zoning ordinance <br />requirements. City Code requires a five-foot property line setback from the house, <br />driveway, and any accessory building.
