<br />PROPOSED PORCH <br />3141 SANDY HOOK DRIVE <br />LAKE OWASSO <br />ROSEVlllE, MINNESOTA <br /> <br />Narrative for variance <br /> <br />Insects, and cooler north summer winds make an enclosure very desirable on lakes in <br />Minnesota. We feel a glassed in porch would enhance the use of the house, allow <br />better use of the lot and views, add to its value, and to that of the neighborhood <br /> <br />This-walk out type house is on a pie shaped, essentially flat lot that slopes abou 2 feet <br />to the 1 1/2 foot high sea wall. The north facing Lake Owasso shoreline is abo t 173 <br />feet long. The west side of the house is 145 feet from the lake; and the east sid is 81 <br />feet away. Views are spectacular. The house has large rooms and is 40 feet deep. <br />Windows, although large, are pretty far from the interior, tending to make the house <br />dark. We have painted, modified kitchen cabinets, put in Solar Tubes, and removed <br />window treatments in an effort to lighten the interior. <br /> <br />Maximum property value and usefulness can be achieved if: <br />. The porch's size were in keeping with the size of the other rooms. We are <br />proposing 18' wide x 16' deep. <br />. it looked like it was planned, and executed during the house construction. Same <br />construction materials will be used. <br />. It did not darken the most used rooms, which are the kitchen and family room.. <br />. it did not disturb views from the most used rooms of the house. <br />. Was close to the kitchen. <br /> <br />We propose that the porch be: <br /><> An extension of the dining room. <br />. Built on posts, with no patio other than crushed gravel under it. No landscaping <br />changes should be necessary. <br /><> Mostly casement windows, all similar to those already installed, with trapezoidal <br />upper windows that match the gable end. One door would lead to the deck, <br />extended to reach the porch. The deck is deteriorating, (26 years old) and should <br />be replaced. <br />. Unheated, but well insulated. <br />. The same 11" rough sawn cedar siding. <br />. The same cedar roof. <br />
