<br />The east end of the proposed porch would encroach on the minimum 75' lake setback, <br />with less and less encroachment as it went west (according to our 1999 survey). <br />Apparently this encroachment requires a variance, according to Chapter 1016 of the <br />Shoreland, Wetland and Storm Water Management document. <br /> <br />The finished porch could not be seen by either immediate neighbor, because of the <br />bushes and trees. It could not be seen from the lakeside until almost directly offshore <br />from our property, again because of the bushes and trees. <br /> <br />There is a lot of land between the house and lake. It is pie shaped, essentially flat, and <br />there is no danger of water flowing wildly to the lake. The narrow end of the lot where <br />the porch would be built has a slight rise to the neighbors, property, with two 2 1/2' high <br />berms from which grow stately oaks. There is a flower garden around a huge <br />cottonwood, and another set of bushes. All tend to provide flow toward the wider end <br />of the yard. There is a continuous 1 1/2 foot sea wall all along the lake. The lake at <br />this point is free from floating weeds, pretty free of underwater weeds and has a sandy <br />bottom. <br /> <br />The finished covered area/land area will increase from - 20% to - 22%. <br /> <br />Minnesota supplies the need for a porch. Any hardship can be eliminated by not <br />adding the porch. Our hardship is that the dining room location, is the only one that will <br />maximize use, view, and keep the light level at a reasonable level. If we reduce the <br />size of the room, it will be too small to be in keeping with the rest of the house.
